A freehold office building occupied until recently by IBM on Arkle Road in Sandyford, Dublin 18, is to be offered for sale through Lisney at €3.9 million.

The detached two-storey redbrick Cedarhurst Building is in good condition, according to the selling agent, and has a floor area of 1,621sq m (17,433sq ft). It stands on a site of 0.2625 of a hectare (0.65 of an acre).

As part of its zoning under the Sandyford Urban Framework Plan, a wide range of uses would be permitted, including a six-storey block extending to 7,891sq m (84,900sq ft).

There has been considerable redevelopment in the area over the years, including the nearby Beacon South Quarter as well as landmark buildings such as The Chase and The Atrium.

The Cedarhurst Building is located directly opposite the Luas Green line which links up directly with St Stephen's Green.
