Retail:Five exceptionally well located retail units in the Häagen-Dazs portfolio - four of them in the Dublin area - are to be the subject of a leasehold sale in the coming weeks. The leases and the ice-cream franchise are expected to sell for around €2 million.
Darragh Cronin of Savills Hamilton Osborne King is handling the sale of the leases in the portfolio, two of them opening directly on to the busy Temple Bar Square in Dublin 2, another in Wicklow Street, an outlet in Liffey Valley shopping centre and the fifth in Athlone shopping centre.
There is likely to be considerable interest in the two Temple Bar units which have a combined size of 41.8sq m (450sq ft) and an annual rent of around €34,900. Also well located is the Wicklow Street shop which has a floor area of 60.38sq m (650sq ft) and an annual rent of €60,000.
In Liffey Valley, the shop of 165.83sq m (1,785sq ft) is rented at €190,000 per annum - considerably below the going rate for the centre. Savills Hamilton Osborne King was not in a position yesterday to indicate the premium expected for individual shops. The Athlone outlet of 32.51sq m (350sq ft) is rented at €14,000 per annum.
Cronin says there has been significant interest in the units which are trading exceptionally well. "They would suit either an established company or a start-up retailer looking for a flagship store, with excellent profile and exposure."
