French furniture retailer's first Irish store for Sandyford

Roche-Bobois, the French furniture retailer, is to have its first Irish store at Beacon South Quarter (BSQ) in Sandyford, Dublin 18. John and Dorothy Power will be the Irish franchisees for Roche-Bobois, a firm noted for producing "luxurious but comfortable" furniture. The company will be paying a rent of €376 per sq m (€35 per sq ft) for a shop of 402sq m (4,327sq ft) when it opens in May.

A retail development of 25,000sq m (269,098sq ft) forms part of the latest element of the highly impressive BSQ scheme being promoted by Landmark Developments. The development, due to be completed later this spring, will also include 10,000sq m (107,639sq ft) of offices and 1,100 apartments. Dunnes Stores is to anchor the retail element and, according to Cormac Kennedy of CB Richard Ellis, there are ongoing negotiations on about 75 per cent of the space where units range from 185-402sq m (1,991-4,327sq ft).

Roche-Bobois has been producing furniture for over 40 years and launches new creations twice yearly. The company has over 450 stores in 35 countries. Sales in 2005 totalled €570 million. It is rapidly developing its franchise business with the opening of a new showroom on average every month.

Unzoned 46 acres at Kilpeddar in Wicklow make €17 million

A land trader has paid €17 million for 46 acres of unzoned land at Kilpeddar, near Newtownmountkennedy, Co Wicklow. The site has medium-term potential for development and is about half a mile from water and sewerage services. Agent Hassett & Fitzsimons handled the sale.

US asset management firm to pay €182 per sq m at Park West

The asset management company Franklin Templeton is moving into Park West Business Park in west Dublin.

The US company will be paying a rent of around €182 per sq m (€17 per sq ft) for 754sq m (8,121sq ft) under a new nine years and 11 months lease with a break option at the end of year five.

Park West currently accommodates 240 companies and 8,000 employees in the extensive park alongside the M50. Ganly Walters acted for Franklin Templeton while HT Meagher O'Reilly advised Harcourt Developments.

€2m for refurbished office space above shop in Temple Bar

Newly refurbished office space on the upper floors of 9 Eustace Street in the Temple Bar area of Dublin is for sale through Hassett and Fitzsimons. The agency is quoting €2 million for 1,858sq m (2,000sq ft) on three-and-a-half upper floors which have a hall door access. The ground floor shop is shortly to open as a fashion store.

Six-screen cinema planned for retail park in Ashbourne

The developers of a new retail park due to open in Ashbourne, Co Meath, next month are shortly to lodge a planning application for a six-screen multiplex cinema.

Argos is the latest tenant to agree terms to move into the retail park which is being developed on part of the original cattle salesyards. The 20,000sq m (215,278sq ft) development is to be anchored by 4Home Superstores which is fitting out a unit of 3,800sq m (40,903sq ft). It will be the group's largest store in Ireland and the first in the greater Dublin area. 4Home is a subsidiary of Dairygold plc and has 15 outlets throughout Ireland.

Jimmy Flynn of the developers Equity Properties said that a second phase currently being planned would include restaurants as well as the cinemas. The joint letting agents are HWBC and CBRE.

€1 million for own-door office unit near Heuston Station

A modern own-door office unit is quoting €1 million through Jones Lang LaSalle in an area close to Heuston Station and the Royal Hospital, Kilmainham, where major new developments are under way, including a new headquarters for Eircom.

The accommodation extends to 227sq m (2,443sq ft) at Camac House, 1-3 Bow Lane West in Dublin and has the advantage of two car-parking spaces.

"This is a rare opportunity to acquire a modern own-door office in an area that is seeing major transformation into a new location for offices," says Lara McCarthy of Jones Lang LaSalle. The offices are open-plan with a large boardroom.

Tile firm to pay €120,000 rent for Camden Street shop

Lomac Tiles is to open a new showrooms on the ground floor of Grantham House in Camden Street, Dublin 8. The company will be paying a rent of €120,000 for the 227sq m (2,443sq ft) premises. Lomac is part of the Lomac Group which also includes Tile Market.

Grantham House is owned by Markland Holdings, an investment vehicle controlled by developers Sean Mulryan and Paddy Kelly. Kevin Ryan of HWBC acted for the landlords.

Meanwhile, FAI Finance Corporation has acquired the lease of 890sq m (9,580sq ft) of office space in Unit B at Swords Business Campus in north Dublin. HWBC acted for the developers Island Associates. Joint agents are CBRE and HT Meagher O'Reilly.
