Retail MarketA new retail and restaurant enclave in part of the original Harcourt Street railway station has come on the letting market through Larry Brennan of Savills Hamilton Osborne King.
The business units form part of Park Place, a substantial new office scheme where the main tenant is the Hibernian Group.
The platform area, which has 790sq m (8,503sq ft) of space in Park Place Station Building, is expected to attract a top class restaurateur because of its suitability for both daytime and night-time trading.
The space may, alternatively, be subdivided to suit a number of different businesses.
Brennan says that discussions are under way with a number of key restaurateurs for the main space but also for some of the seven vaults at a lower level which are also expected to be of interest to both retailers and restaurateurs.
The vaults range in size from 120-207sq m (1,292-2,228sq ft) and offer considerable charm. The letting agents are quoting starting rents of €650 per sq m (€60.38 per sq ft) for the larger vaults.
The Clancourt Group, owners of the Park Place scheme, is expected to have a rent roll of over €1 million from the retail and catering element.
Planning permission has already been obtained for restaurant and food outlets while retail use has also been permitted in a number of other locations.
Brennan said that Park Place aimed to fill a gap in the business district around Harcourt Street where a range of large companies were based.
It was also a long-established night-time destination with facilities such as the adjoining POD nightclub and Odeon Bar.
The Hibernian Group is moving all of its Dublin-based staff to Park Place where it has rented 18,500sq m (199,132sq ft) of space.
