With redevelopment sites in Foxrock in constant demand, Savills Hamilton Osborne King is anticipating strong interest in a ready-to-go housing site of 0.4 hectares (0.98 of an acre) in the heart of the south Dublin village which is to be sold at tender on March 1st.

The agency is suggesting a price over €7 million for Westminster Lodge, a large, rambling home that is to be upgraded and converted into two separate units, along with sites for three spacious four-bedroom detached homes.

Westminster Lodge is not a listed structure while the entire site has a zoning ambition "to protect and/or improve residential amenity".

Westminster Lodge is well located on the southern side of the N11 between Kill Lane and Westminster Road, about 7kms from the city centre.

It is also convenient to a QBC which has a regular bus service into the city.

Mark Reynolds of the selling agent says the proposed development may be the catalyst for a number of small infill opportunities to the rear of Westminster Lodge.

In fact, some experts are likely to take the view that the planning permission in this case does not maximise the full development potential of the site. The purchaser may decide to switch to an apartment scheme or possibly acquire adjoining strips of land to fully capitalise on the development opportunity.
