Vincent Finnegan Commercial is seeking in excess of €2.1 million for a Bank of Ireland branch at Marino Mart in Fairview, Dublin 3, which is thought to have made more than double that price when it was first sold towards the end of 2006.
The bank is currently paying a rent of €195,648 under a 25-year lease which has more than 17 years to run. The bank does, however, have an option to break the lease in December 2021.
The building extends to 522.3sq m (5,622sq ft) with a banking hall at ground floor level and a range of offices on two upper floors.
It has a high profile on the busy arterial route connecting the Howth and Malahide Roads. The attractive façade of the building has a mixture of cut stone and red brick with a mansard roof overhead.
The selling agents are expecting strong interest in what they describe as a “trophy investment” given its excellent covenant and its prime inner-suburb location.
