CBRE is quoting rents of €430.56 per sq m (€40 per sq ft) for 3,716sq m (40,000sq ft) of space at a new office development in Dublin 8.
Fumbally Square, Studio and Court provides fully-fitted office accommodation in modern and period buildings. The development is at Fumbally Lane, adjacent to Kevin Street, and is a short walk to Harcourt Street and St Stephen’s Green. It forms part of a larger mixed-use scheme of apartments, retail stores and cafes not far from St Patrick’s Cathedral.
The available office space to let at the modern Fumbally Square amounts to 2,517sq m (27,093sq ft). Two eight-person lifts service all five floors and basement. Fitout at Fumbally Square includes designer sanitary ware, tiling, lighting and under-floor heating. A Schuco glazing system with high-performance solar glass prevents overheating of internal spaces from solar gain. Sixty access-controlled underground parking spaces are included in the basement.
Fumbally Studio and Fumbally Court offer office space in refurbished cut-stone buildings – the former has 214sq m (2,303sq ft) of space available and the later 985sq m (10,605sq ft).
Fumbally Square was developed by the Sean Mulryan-controlled Markland Holdings Ltd. The scheme is well serviced by public transport with 15 bus routes in the vicinity and the Green Luas line within walking distance.
David Scully of CBRE says Fumbally is "available at competitive rents, yet is only a short distance from Dublin's prime office locations".
