Industrial specialist Harvey is quoting a rent of €160,000 for an industrial and office unit in Rialto, Dublin 8.
The Silverdale facility extends to 1,818sq m (19,568sq ft), sits on a site of 0.6 hectares (1.5 acres) and includes a dry storage building of 1,064sq m (11,452sq ft).
It was previously used as a high-security/cash-handling building but the security infrastructure is being removed by the outgoing tenant which will leave flexible, open industrial/warehouse space.
Loading access is through three grade level doors and there is a clear internal height of 5m.
A large concrete yard will be the big attraction for many occupiers, especially so close to the city centre. This also has flood lighting.
Housing crisis
The Silverdale facility is just off Herberton Road, about 240m from the Grand Canal with the Rialto Luas stop a 10-minute walk away.
Plans to turn two-thirds of Dublin city's industrial estates and business parks into housing were recently revealed by Dublin City Council. The council intends to redesignate large tracts of lands zoned for employment and enterprise purposes so they can be used to build thousands of homes to tackle the capital's housing crisis.
It would appear that the Silverdale facility would be ideal for this type of development given its proximity to the mature housing and the city centre. However, given the mixed ownership and tenancies in many business and industrial parks, it may be quite some time before any redevelopment for residential purposes is effected.
