Weeks after announcing that he is gearing up to re-enter the office construction market, Johnny Ronan has found tenants for most of the vacant space in Connaught House, his upmarket office block on Burlington Road in Dublin 4.
Apollo Aviation is to move from St Stephen’s Green to the top floor of Connaught House which was previously occupied by the former Anglo-Irish Bank’s private clients division. Apollo will pay a rent of €452 per sq m (€42 per sq ft) for 55sq m (6,000sq ft).
Best finished
Connaught House, completed by Ronan just before the market collapse in 2007, is frequently cited as one of the best finished modern office blocks in the city.
Another firm planning to move into the block, Groupon, is to pay a rent of €371 per sq m (€34.50 per sq ft) for 1,579sq m (17,000sq ft) on the lower ground floor which was previously used by the staff of Treasury Holdings.
Additional space
Another company,
Alkermes
, currently based on the ground floor, is to extend its operation into the remaining 557sq m of space on the same level which is in shell and core condition and is due to be fitted out in the coming months. The rent for the additional space will be €376 per sq m (€35 per sq ft).
Another firm expanding its operations, Jazz Pharmaceuticals, is to rent 557sq m on the fifth floor on top of similar sized accommodation on the fourth floor.
The recent spate of lettings means that virtually all the space is now let with the exception of suites on the first and second floors.
