Dublin 8/€575,000: You'd expect two young architects to do a nice job on an old house and the owners of 28 Sandford Avenue did just that when they moved in around six years ago.

The terraced redbrick is off Donore Avenue in Dublin 8 and it was in pretty much original condition when they bought it. As well as completely renovating it, they brought back the house's many original features; now it is a comfortable decoratively very stylish three-bed in walk-in condition, with a small town garden.

It is for sale through Sherry FitzGerald by private treaty for offers around €575,000.

What were originally two separate reception rooms have been opened up to create a large living space with access via double doors out to the back patio. The house is larger than it first appears, at 111 sq m (1,200 sq ft), due to its good-sized two-storey return. The kitchen is in the ground floor return.

During its extensive renovation, a very large picture window - visible as you walk in the front door - was installed in the kitchen. It sets a contemporary tone that is reflected in the rest of the fit-out which includes Junckers dark wood flooring, beech units topped with stainless steel worktops and mosaic tiling on the walls. Beside the kitchen is a mosaic-tiled guest toilet.

Upstairs in the return is the first of the three double bedrooms. Beside it is the bathroom which features a free-standing bath and extensive mosaic tiling.

The main bedroom is to the front of the house and it has its original handsome fireplace - all the bedrooms have cast-iron fireplaces - and the owners have painted the floorboards (something they also did in the third bedroom at the back of the house).

Outside, the town garden is paved over for easy maintenance with shrubs lining the sides in raised beds. There is pedestrian access to a lane at the back.
