Dublin 14: Lisney has a guide of €1.3 million for a detached four-bedroom house at Salzburg, a cul-de-sac in the Ardilea enclave in Dublin 14. The house, number 14, goes to auction on February 26th. Orna Mulcahy reports.

Ardilea, with its winding cul-de-sacs, was popular with upwardly mobile couples when it was built in the 1970s. In recent years many of the houses have changed hands, and young families are again drawn to it because of its location and spacious and well-built houses.

Number 14 is a dormer bungalow in a sheltered setting backing onto the more recent development built by Cosgrave at Ardilea Wood. While the house stands on around a third of an acre, much of the back garden is taken up with a heated swimming pool which is used by the owners from April and through the summer. Accessed via electronically controlled gates, the house is set back from and below the road, with a large front garden planted with trees and shrubs.

Inside, it's a spacious and comfortable house that has aged well. It has around 219 sq m (2,361 sq ft) of space with scope to extend. The owners have kept it in pristine order, but new owners may make changes. The kitchen is smaller than expected, being galley-style opening into a wider eating area. A room next door, presently a study, could be incorporated to make a bigger eat-in kitchen.

The best room in the house is the drawingroom - measuring almost 25 ft square - and is filled with light from the wide picture windows overlooking the front garden. An open fireplace heats the room nicely, and the diamond pane windows add character.

Across the hallway is an office. There is also an integrated garage which could be converted. Lastly, there is a large formal diningroom leading off a rear hallway.

Upstairs the rooms are arranged with the main bedroom and its en suite on one side of the landing, and the three remaining bedrooms on the other side. These three rooms share a spacious bathroom. All the bedrooms have excellent fitted wardrobes. One bedroom has a large walk-in wardrobe that could convert to an en suite shower room.
