Over 360 apartments are planned for the former headquarters of the Jefferson Smurfit Group in Clonskeagh.
New plans for the well-located 5.5-hectare site on Beech Hill Road and adjoining University College Dublin's Belfield campus have been submitted to Dún Laoghaire-Rathdown County Council.
Proposals for the site incorporate 17 apartment blocks, three office blocks and community facilities.
Last year An Bord Pleanála upheld appeals against plans for 429 apartments and four office blocks on the site in a scheme which would have included a 12-storey block. The scheme was refused planning permission on design and traffic grounds.
The maximum height at the new scheme will be eight storeys and other facilities to be provided include a public plaza, community centre, crèche and 780 car-parking spaces.
The site was acquired by the McCormack, Kelly and Flynn families for €25 million in 2002.
Since then, the three families - under the name of Pamerette Ltd - have succeeded in negotiating a joint venture with University College Dublin.
UCD is providing five acres of its lands for the development as a part of a deal that will see a proportion of the apartments being handed over to the college.
