Dalkey Manor was developed in 2016 in the grounds of the Victorian Clonlost House, which itself sold for just under €2 million in 2017. The gardens of this former Legionaries of Christ retreat house on Killiney Hill saw 21 high-end homes constructed on the elevated site.
The houses – designed by Keenan Lynch Architects with developers Ecologic Design and Build, who were also responsible for the Kensington Manor development in Dún Laoghaire – sold quickly in two phases over 2016 and 2017.
Their setting between the mountains and the sea, just a 15-minute walk to the village of Dalkey, was one of the attractions of the scheme, along with high energy ratings, contemporary design and decent-sized gardens.
Two mews properties were constructed in the development, and now Mews number 2 has come to the market again. It appears on the Property Price Register as having sold for €625,000 in 2017. It is still in turn-key condition, and is now seeking €695,000 through Eoin O’Neill Property Advisers.
The contemporary designed property, which extends to 98sq m (1,055sq ft) with two good-sized bedrooms, has a south-facing rear garden with a granite patio and lawn.
A further benefit is the air-to-water Dimplex pump, and full-fill twin-leaf concrete cavity walls. This allows consistent heat 24 hours a day, and on-demand hot water is a fraction of the cost due to its BER rating of A3.
White quartz countertops, Villeroy & Boch sanitary ware, designer light switches and sockets give an indication of the high-end fit-out of the property.
Communal green areas have been landscaped by Ronan MacDiarmada. The property is close to the seaside village of Dalkey, which has about 20 bars, restaurants and cafes.
Leisure activities include walking – both on the seashore and Killiney Hill – and for water sports there are an number of yacht clubs close by, along with fishing, diving and paddle boarding.
