Edwardian house a short walk from centre of Bray comes with large garden

A large redbrick house on a quiet road a short walk from the centre of Bray has been home to the same family – one of whom is a very enthusiastic gardener – for 32 years. It shows: Kylemore, an Edwardian six-bed, sits on half an acre of lawn surrounded by mature trees, flowering bushes and colourful herbaceous borders. There's also a vegetable plot and an original summer house.

The 350sq m (3,768sq ft) detached house built in 1905 is for sale by private treaty through local agent HJ Byrne for €1.4 million. It has been well maintained but new owners will probably want to update the kitchen and some bathrooms.

Kylemore has the original period details of its era, including deep coving, cast-iron fireplaces with inset tiles and deep-box bay windows. The owners have taken care to preserve the colourful stained glass panels in windows and front door, hiring specialist Peter McCrystals to repair any that were damaged.

The entrance into the house is from King Edward Lawn, a small road around the corner from the original King Edward Road entrance. A couple of steps lead up to a front door framed by an arch that opens into a tiled porch. Three handsome reception rooms open off the large L-shaped front hall: a large drawingroom and a diningroom are both dual aspect and each has large box bay windows looking over the garden, as does a third reception room used as a study.

A few steps lead down to the kitchen which opens through an arch into the TV room, which has a raised brick fireplace with a wood-burning stove. It’s a comfortable space, but new owners will probably want to modernise it. There is also a laundry room off the kitchen.

Upstairs, there are six bedrooms, four doubles and two singles. On the right of the first return, one bedroom is now used as a home office; on the left, the family bathroom has pretty rose-patterned sanitary ware. The main bedroom on the first floor has built-in wardrobes and a white tiled en suite. There are two more bedrooms on the second return; on the top floor, there’s an attic “trunk room” for storing luggage and a small toilet.

Outside, there is space to park two cars in a carport at the side of the house.
