Foxrock, Mount Merrion/€3.75m and €1.75m:It seems like every other property coming on the market these days lists development potential among its main selling points. Daphne L Kaye & Associates has two such houses in Foxrock and Mount Merrion.

Kinloch on Gordon Avenue, Foxrock comes with full planning permission to demolish the existing house and build two detached properties on the one-third of an acre site. Kinloch, which has an AMV of around €3.75 million, will be sold at auction on February 21st.

The agent's Mount Merrion house has an AMV of €1.75 million prior to auction on February 22nd. Number 2 Trees Avenue is a 128sq m (1,370sq ft) three-bedroom detached house in need of a revamp.

Planning permission has been obtained to redesign and extend the accommodation to 273sq m (2,950sq ft), modifying the bow-fronted facade and adding on to the side and rear.

This house hit the headlines in September 2002, when Jackson-Stops sold it at auction for €920,000 - almost €500,000 over the quoted guide price.

The house is in a cul-de-sac and has southwest facing quarter-acre gardens, desirable attributes in Mount Merrion, an area often used as a rat run by commuters.

It has interlinking drawing and diningrooms, a kitchen-cum-breakfastroom on the ground floor and three bedrooms and a bathroom upstairs.

Under the planning permission, the garage and shed are to be demolished to make way for extended living space and a conservatory.
