DevelopmentSite: With the demand for well located infill sites in Dublin city at its strongest for years, agent Finnegan Menton is expecting considerable interest in a development plot at Turnpike Lane, Drumcondra, Dublin 9, which goes to auction on February 23rd.

The agency has set a guide price of €3.5 million for the site of 0.42 of an acre which is located at the rear of six large period houses, numbers 59 to 69 Drumcondra Road.

Turnpike Lane is accessed off Lower Drumcondra Road between the Bishop's Palace and Clonliffe Road.

One of the strong selling points will undoubtedly be the fact that the site overlooks the grounds of the Bishop's Palace, Mater Dei Institute and Holy Cross College to the north and west.

A feasibility study has indicated that a residential development of 26 units could be accommodated on the site which is zoned "to protect and/or improve the amenities of residential conservation areas".

The site is located in a solid, middle-class area about 100 metres from Drumcondra village and the high value roads such as Iona Road, Alphonsus Road and Lindsay Road which are dominated by Strain-built houses. All these areas are within easy access of the city centre.

Residential investors are constantly looking for properties in the area because of its proximity to Dublin City University, St Patrick's College, the Mater Hospital and DIT Bolton Street.
