A prime development site directly opposite the former fruit and vegetable market in Smithfield, in Dublin’s city centre, has come to the market seeking €1 million.

Located in the heart of the city on St. Michan’s Street, directly opposite the former fruit and vegetable market in Smithfield, the site extends to just under 300 sq m and is within walking distance of Capel Street, the Four Courts and the Luas line.

The site is vacant and cleared, within defined boundaries, and pre-planning documents have been drawn up for a residential scheme. Subject to planning permission, the site has potential for a 10-storey residential block comprising 17 residential units and one commercial unit, extending to 65sq m.

It is being brought to the market via private treaty by BidX1, the digital property investment platform.

Smithfield market

The Victorian market in Smithfield was built in 1892 by Dublin Corporation as a dedicated market space.

It closed in 2019, with plans for a major regeneration project to position the market as the capital’s version of Cork’s English Market.

Ahead of this, the market is due to open once more in December for the Mistletown festival, with the space transformed into the country’s biggest indoor Christmas experience.

It will feature food stalls, a gifts and crafts village, performances from artists, a vintage funfair with a carousel dating back to the 1890s, and a visit from Santa.
