Green Property is seeking €3.4 million for a modern warehouse and distribution facility it developed in the late 1990s and subsequently let to An Post at Fonthill Industrial Park in Dublin 22. This would reflect an initial yield of 5.5 per cent.
Selling agent JLL says Unit 36 at Fonthill is fully let to An Post at a rent of €195,000 per annum (€8.75 per sq ft) with more than 12 years remaining on the lease. The building, which extends to 2,070sq m (22,288sq ft), was constructed to a high spec in the late 1990s and is of steel portal frame construction with insulated metal deck cladding incorporating Perspex roof light panels, clear internal height of 9.7 metres and two dock level and two grade level loading doors.
Fonthill is one of Dublin's top industrial and logistics locations being within 2.5km of the M50/N4 interchange which gives easy access to Dublin Port, Airport and the national roads network.
Companies with operations at Fonthill include Glanbia, Musgrave Group and Whirlpool.
