Relocation: The Personal Injuries Assessment Board is the latest high profile tenant planning to move into The Exchange, right, a high quality mixed use complex beside Tallaght Hospital in Dublin 24.

The board will be occupying 1,022 sq m (11,000 sq ft) on the fourth and fifth floors. Fit-out of the space has already begun and board officials will move in by May 1st.

Ms Patricia Byron of the PIAB said that apart from offering first class accommodation at competitive rents, The Exchange also had the advantage of being located beside the new LUAS service and is also close to The Square.

Although the general perception is that the Dublin office market is in the doldrums, there are still a small number of new developments like The Exchange managing to attract strong tenants.

The South Western Health Board, Woodies DIY accounts division and the Lucena Clinic are among the tenants already in situ and according to Nicholas Corson of Finnegan Menton there is a high level of interest in the remaining space. One particular company is in negotiations to take 1,858 sq m (20,000 sq ft)

The Exchange, with an end value of €70 million, has been developed by Breydon Developments and includes a six-storey, 5,000 sq m (50,000 sq ft) office block fronting on to Belgard Square North. There are also 160 apartments, medical facilities and 600 car-parking spaces at two basement levels which allow the developers to give tenants a higher than usual allocation of parking spaces.

The remaining space is available in units from 492 sq m (5,300 sq ft) but there are also a number of suites ranging from 111 sq ft to 334 sq m (1,200 to 3,600 sq ft). The asking rent is €231 per sq m ( €21.50 per sq ft).
