A landbank of more than 16 acres on the edge of Clane, Co Kildare is for sale through joint agents Savills and REA Coonan for €2.25 million.
The property, which extends to 6.64 hectares (16.42 acres), is close to the prestigious Clongowes Wood College. It is in an area zoned "Masterplan Objective" within the Clane Local Area Plan 2009.
This broad zoning allows for the development of residential and commercial space but, as the lands are surrounded by residential schemes and one-off detached dwellings, the agents believe the property would probably appeal most to residential developers.
Also included in the land holding is a residential dwelling and a number of outbuildings, but the guide price is driven by the land’s “undoubted development potential”, according to the agents.
Clane is about 30km from the M4/M50 junction as well as being well served by public transport links, with daily bus routes to Dublin city and the midlands. Sallins train station is a short distance away with daily services to Dublin city centre.
John Swarbrigg of Savills said the site was "sure to command strong interest given its location in one of the more affluent towns within the greater Dublin area".
