Agent Lisney is guiding a price of €2.5 million for a strategic landholding offering the potential in the medium to longer term for the delivery of a large-scale residential scheme in Laytown,Co Meath.
The subject site comprises a freehold parcel of land extending to 13.9 hectares (34.4 acres) located just off the newly-constructed Tara link road immediately north of the town. The road itself connects Laytown to Bettystown.
Laytown is a coastal town situated about 45km north of Dublin city centre. The town is a long-established and much sought-after residential location, and is readily accessible using the nearby M1 motorway and by train. Iarnród Éireann offers a frequent train service heading south to Dublin and north to Drogheda from Laytown train station. The long-anticipated extension of the Dart service to Drogheda took another step forward over recent days with public consultation on the preferred route ongoing.
The lands are predominantly zoned ‘white lands’ under the Meath County Council Development Plan 2021–2027. Ryan Connell and Cathal Daughton of Lisney’s development land division believe the lands offer the purchaser an opportunity through successful rezoning in the next development plan to deliver a residential-led development (subject to planning).
“We expect this opportunity to appeal to developers and house builders seeking to enhance their future pipeline and investors seeking asset-management opportunities,” Connell says.
Lisney is seeking offers in excess of €2.5 million for the land, which equates to an average of €180,000 per hectare (€72,700 per acre).
