Redevelopment SiteWith builders still looking for well-located sites, there is likely to be strong interest in three acres which have just come on the market in Rathcoole village in south Dublin.
Alan Redmond of Redmond Auctioneers is seeking offers over €12.5 million for the high profile site which stretches from Main Street in Rathcoole to the Naas dual-carriageway.
The site is made up of three parcels of land and includes a three-storey office building. It stands on part of 1.3 acres which also has planning permission for 31 apartments and seven shops. The planners are likely to allow more than 100 residential units on the entire site.
Importantly, all main services run alongside the lands.
The agent says that they will consider selling in one or three lots. New two-bedroom apartments in Rathcoole usually sell for around €330,000. Shop rents are generally around €376 per sq m (€35 per sq ft).
A four-storey development of apartments beside the Rathcoole site recently sold in record time. There is only one new homes development under construction in the village.
