Development LandDublin City Council is expected to get over €9.5 million for an extensive strip of land running along the Dart line in Sutton, Co Dublin, which goes to tender on March 1st.

Agent Ganly Walters, which is handling the sale, has also begun marketing a site for 52 apartments and a commercial scheme opposite the entrance to the Northwood development at Old Ballymun Road in Dublin 9.

That site goes to tender on March 9th and has a guide price of €7.5 million.

The Sutton land extends to 0.77 hectares (1.9 acres) and offers considerable scope to provide a residential scheme within 500 metres of Sutton Cross.

A feasibility study by John Fleming Architects shows that there is scope for up to 71 apartments along with basement car-parking.

Under the Fingal County Council development plan, the land is zoned mainly for residential use though a small portion of it is assigned for "general industrial". There is a row of mostly single-storey industrial buildings on the site though the general area is primarily residential.

The site at Old Ballymun Road has the advantage of planning permission for 52 apartments and three commercial units ranging in size from 77-100sq m (829-1,076sq ft). There is also planning permission for a public house/café with 645sq m (6,943sq ft) of space. The site is strategically located close to the entrance to Northwood, a 200-acre estate with a good mixture of business and residential units.

The area has undergone rapid changes in recent years with the opening of new hotels, restaurants, retail facilities and health and fitness centres.

Plans by Ikea to open a superstore in nearby Ballymun are expected to prove a major draw to the area which is within a few minutes drive of Dublin Airport.
