A ready-to-go site in Raheny with permission for 12 houses is fresh to the market at €2.75 million through agent CBRE.

The permission allows for 11 four-bedroom houses and one three-bed on a 0.85-acre site off Watermill Road in Dublin 5. These homes, laid out in two terraces, range in size from 117.5-164sq m (1,265-1,765sq ft). Agent Peter Garrigan believes the houses "will appeal to the trader-up market as well as those with growing families".

This location – within walking distance of St Anne's Park, the seafront and the Dart – is a mature residential area within easy reach of the city centre.

The site will probably be built out under the current planning permission given its contentious planning history.

Three-bed houses in the area are on myhome.ie from about 500,000 and four-beds from about 600,000. However, the site’s location may attract a premium to these prices.

The site, within walking distance of Raheny shopping centre, is occupied by a two-storey building of 480sq m (5,167sq ft). It is bounded by housing estates and the Watermill apartments scheme, and is at the opposite end of St Anne’s Park where developer Marlet’s plans for 536 homes on playing pitches used by St Paul’s College ran into stiff local opposition recently.
