An infill site adjoining Georges Court office development and with frontage on to Gloucester Street in Dublin's south docks area is expected to attract interest from large and small development companies when it goes on the market today through CBRE.
With this particular area of the docklands now very much in favour for new office and residential schemes, firms will be anxious to establish whether this relatively small site – 0.05 of a hectare/0.128 of an acre – could open the way to a larger development opportunity.
Interestingly, it adjoins an almost similarly sized derelict warehouse owned by Dublin City Council.
Peter Garrigan of CBRE is guiding €1 million for the site, which has planning permission for an eight-storey mixed- use development extending to 4,223sq m (45,456sq ft), which will include offices, apartments and retail facilities.
The permission, granted in 2008, provides for 3,103sq m (33,400sq ft) of offices, three two-bed penthouse apartments with views over many parts of the city, and around 200sq m (2,153 sq ft) of retail space at street level.
The site is located within the George’s Quay local area plan, which generally supports mixed use developments.
The area is well serviced by public transportation, including Dublin Bus and theLuas tram line on the opposite side of the river Liffey.
