Offices: With the Dublin office market in the doldrums, many investors and owners-occupiers have considered it a good time both to buy and rent vacant buildings.
Agent Michael Turley of Turley and Associates is expecting strong interest in two Dublin 4 office buildings which are for sale separately or in one lot. They go to tender on May 14th.
The two buildings, Fleming's Hall and the Stone Building, at Flemings Place were developed in 1999. They are interconnecting and have a combined floor area of 669.5 sq m (7,203 sq ft) over a mixture of two and four floors. There are six parking spaces.
The accommodation can be broken into two separate units, one with a floor area of 267.8 sq m (2,881 sq ft) and the other with and the other with 402 sq m (4,328 sq ft).
Michael Turley is quoting a guide price of €2.5 million for Fleming's Hall and €1.7 million for the Stone Building.
