Shoreline Partnership to sell 122 apartments to council for €46.4m

Planning permission has been granted for a €466 million, 1,221 unit apartment scheme for Baldoyle in Dublin 13.

An Bord Pleanála gave the green light to Shoreline Partnership despite opposition by Government TD Sean Haughey (FF) and a number of locals.

The scheme comprises 11 apartment blocks, with one reaching to 15 storeys at a site known as The Coast.

The units are to be made up of 502 one-bed apartments, 636 two-bedroom apartments, 82 three-bed apartments and one studio.

Mr Haughey had told the appeals board the scheme constitutes overdevelopment “and will have an adverse impact on the environment generally in this sensitive coastal area”.

Fingal County Council concluded the scheme is acceptable subject to conditions. As part of the scheme, the Shoreline Partnership put a price tag of €46.4 million on 122 apartments it is proposing to sell to the council for social housing; with a price of €554,842 on a three-bed apartment and €427,887 on a two-bed apartment.

With planning permission granted, the two sides can enter talks now on a final price.

In two other fast-track decisions, the appeals board granted planning permission to Rockmill Ltd for 201 apartments near to the Grange Rath housing development on the outskirts of Drogheda, Co Louth. It also gave the go-ahead to Glan Developments for plans to construct 204 dwellings on a site near Newbridge, Co Kildare. It refused planning permission to Teresa Monaghan for 298 dwellings for a site near Kilcock, Co Kildare due to the inadequate quality and quantity of open space and communal space.
