Dublin 4: €2mA two-bed apartment in a converted period house on Clyde Road has generous, classic proportions and a grand entrance, writes Bernice Harrison
Unlike most other European capital cities, apartments in converted period houses in Dublin are still relatively rare, so the demand for them is always high, particularly from downsizers who want to move from a larger house but don't want to compromise on room proportions.
This impressive house in a top location, Raglan Hall on Clyde Road in Ballsbridge, was converted over 20 years ago when its entire site was developed as an apartment complex.
Six apartments were carved out of the main house - last year the second floor one, owned by pop impresario Louis Walsh, sold for €1.6 million, but the one that's currently on the market, number 7, is undoubtedly the best apartment in the house.
While Walsh's apartment was accessed through the new apartment block to the side, number 7 has the original front door to itself which means a very grand, granite-stepped entrance, a fanlight topped door and a spacious internal hallway.
At 135sq m (1,450sq ft) this is a large two-bedroom apartment by any standards and, as the conversion of the house was relatively sympathetic, it also means that high ceilings, decorative plasterwork, original floorboards and tall windows are some of its features. There is an attractive formal livingroom, with tall sash windows to the front and side. Double doors open from it into a diningroom which in turn opens into the galley kitchen. There is also access to the kitchen from the hall through a concealed door. The two bedrooms are large doubles and both have good en suites, one of which has been smartly refurbished in recent years. New owners will not only decorate every room but will also most likely change the now dated and very dark kitchen units. They will probably also do some work on one of the en suites. There is one car-parking space to the front.
