Galway developer Burkeway Construction is launching Time Place in Sandyford from plans today at the Donnybrook offices of Sherry FitzGerald New Homes.
This is the latest residential development to launch at Sandyford, Dublin 18, in a location undergoing a metamorphosis from an office park to a residential location. The Time Place site is on Corrig Road, next to Beacon South Quarter and within walking distance of the Sandyford Luas terminal. The M50 is within easy reach.
Burkeway, which is well-regarded in the Galway area, sold over half of the 90 apartments to local investors at a pre-launch event in the Radisson Hotel last week. The remainder go on sale today with Sherry FitzGerald New Homes.
Designed by HKR Architects, this scheme is smaller than most in the Sandyford area, comprising two eight-storey L-shaped buildings with floor-to-ceiling windows and an excellent standard of finish.
Sizes will be particularly generous, with two-bedroom apartments ranging from 77-93sq m (883-1,000sq ft). Prices range from €525,000 to €615,000 for spacious two-bedroom apartments. Penthouses with two bedrooms and 77-93sq m (883-1,000sq ft) of accommodation cost from €700,000.
All bedrooms will be double-sized with fully tiled bathrooms and fitted wardrobes. Floor-to-ceiling windows will maximise natural light, creating bright interiors. Bathrooms will come with Italian sanitary ware, concealed cisterns, vanity units and recessed downlighting. Electrical sockets throughout will be brushed chrome.
Sleek custom-designed kitchens will have a full range of appliances, subject to buyers signing and returning contracts within 21 days. Car-parking spaces cost an additional €25,000 each, subject to availability. Central heating will be gas.
The newly opened Beacon Clinic is expected to employ 800 people, some of whom will be potential tenants. Completions at Time Place are scheduled for mid 2008.
