Co Wexford: from €325,000Interest in Gorey as a place for commuters to relocate to is likely to accelerate, now the long-awaited by-pass is nearing completion. Despite its traffic jams, this is one of the most popular towns in Co Wexford, close to beaches and with a great selection of shops, restaurants, schools and leisure activities.
Sherry FitzGerald Myles Doyle is launching a second phase of Meadow Gate, a development of detached and semi-detached houses on The Avenue (pictured right), close to the town centre. Phase one sold out from plans and this is the first showhouse viewing.
The site is in the Gorey townland of Knockmullen and The Avenue is off the Main Street on the old Wexford Road.
A total of nine houses are for sale in this launch, out of 150 when the development is completed. Prices start at €325,000 for a three-bedroom three-storey house of 86sq m (925sq ft). End terraces in this size cost €332,000.
Three-bed semis with two or three storeys and 89-99sq m (957-1,065sq ft) of space cost from €349,500. One four-bedroom detached house of 124sq m (1,339sq ft) costs €390,000.
Developer Redmond Construction and architect Theo Phelan have opted for traditional brick and painted render exteriors with cavity walls at Meadow Gate.
Buyers can chose the showhouse fittings such as kitchen units, tiling and fireplaces or accept allowances and customise their houses. A painting allowance is also provided.
The standard kitchen is a Shaker-style model. Wardrobes are fitted in two bedrooms.
Front gardens will be levelled and seeded and topsoil laid in the fenced back gardens. Completions are scheduled for mid-summer this year.
The same developer is also working on a scheme in Rathdrum, Co Wicklow (pictured right) where three and four-bedroom houses have a gorgeous hillside setting.
Three-bedroom house start at around €360,000 while larger four-bedroom homes cost €420,000. The houses, which are arranged in a series of cul-de-sacs off a long avenue, all have views over open countryside and down to the attractive old mill buildings in lower part of the village.
It's a well-landscaped site with good open spaces and plenty of parking. Most of the buyers so far have been either young families from the area or Dubliners who can use the commuter train service to Dublin.
