Rathfarnham: €750,000Edwardian-style Charleville Square, Rathfarnham, a development built in 2001, made news last week when a five-bedroom house on the estate (which sold for £1 million when new) fetched €2.11 million at auction, €810,000 over the guide.
Number 4 Charleville Square, a smaller four-bedroom semi-detached house with a very smart interior, is for sale by private treaty through Sherry FitzGerald for €750,000. Back in 2001, the same house cost around £450,000 pounds ( €571,482).
The house has all the luxurious fittings that made Charleville Square a sell-out development when first built. Floors throughout are polished maple or porcelain, bathrooms are glamorous and the kitchen, as you would expect, has granite worktops, a cherrywood island unit and top range appliances.
The entrance hall and sittingroom are one, with a marble fireplace, maple flooring and a cherry staircase. The kitchen/diningroom, a bright spacious area with a roof window, has double doors to the garden.
The cherry-floored main bedroom has matching timber wardrobes. Off this, an en suite shower room is fitted with a five-jet power shower, heated towel rail, underfloor heating and porcelain floor tiles.
Bedroom two has doors opening to a railed flower balcony. Another bedroom on this landing overlooks the front.
A Jacuzzi/hydro bath, glass wash-hand basin with cherry vanity unit, heated towel rail and under-floor heating make the family bathroom a luxurious space.
A cherry staircase climbs to a fourth bedroom at the top of the house, with two Velux windows, a thick wool carpet and good under-eaves storage.
Front gardens are restricted to a wall-hugging flower border and parking. Through a side entrance, the back garden is a decent size, with lawn, shrubberies, a flagged terrace and pretty hexagonal garden shed.
