Howth: €725,000: Period houses with character in Howth are always much sought after and The Old Lodge on Thormanby Road should be no exception.

The extended Victorian house is for auction on May 12th by Felicity Fox who is guiding €725,000.

It has been lived in by the same owners for the past 30 years and they have certainly created a charming, atmospheric home through the use of exposed brick, polished timber flooring, beamed ceilings and, most importantly, a sympathetic two-storey extension.

The house was originally the lodge house of a much grander property that was demolished to make way for the Cassana View estate some years ago.

The Old Lodge with 130 sq m (1,400 sq ft) is on a large, elevated corner site and is currently laid out as a four-bedroom home. However, as two of these bedrooms are small singles and are downstairs off the reception room, it is likely that new owners will consider using one as a home office or a study.

Entrance to the house is through an attractive arched doorway to the side and this opens directly into the livingroom.

This is a bright room, with exposed brick walls, arched sash windows, wooden ceiling beams and polished timber flooring. The two single bedrooms open directly off this room.

The room then opens into a good-sized hall area, with original stone flagstones, a fireplace and a door leading to the downstairs bathroom.

Off this room is a large eat-in kitchen that has pine units and Chinese slate flooring. This kitchen and the bedroom above it are in the extended part of the house.

There are two large double bedrooms upstairs, one that presently has a large walk-in wardrobe that has a window and could easily be converted into an en suite.

The other is a really lovely room with its arched sash windows, a cast-iron fireplace and interesting far away views.

The sloping back garden is 70 ft long and there are gardens in a wide sweep to the front and the side. A cobblelock driveway has space for a couple of cars.
