Very smart new apartments on a coastal site in Booterstown, Co Dublin, have attracted a lot of pre-launch interest and quite a few sales. Five out of a total of 20 apartments at Booterstown Hall have already sold and show units officially open at noon today for the remaining 15 two-bedroom apartments.

Handled by selling agent Hooke & MacDonald, this high-spec development is built in the grounds of the original First Active Building Society headquarters off Booterstown Avenue. The site fronts onto Rock Road, with spectacular sea views for most apartments. Booterstown DART station is across the road and Sandymount Strand and UCD campus are within walking distance.

Such amenities don't come cheap. Prices start at €595,000 for large two-bedroom apartments of 78 to 96 sq m (840 - 1,100 sq ft). One very glamorous top floor show apartment with panoramic views is available at €775,000, with furnishings by designer Violet inc an optional extra.

Standard items are plentiful at Booterstown Hall. A full range of brushed chrome kitchen appliances is included. Oak and tile flooring in hall, sittingroom, kitchen and bathrooms is also standard. The apartments come wired for stereo sound with built-in speakers. Wardrobes are supplied with all bedrooms.

Developer TBD and architects Horan Keoghan Ryan have produced a cutting edge modern exterior, with grey aluminium window frames and balconies softened by cream stone cladding. Tall existing trees which have been retained provide maturity.

Parking is underground, with one free space per apartment and extra visitor parking. Ground floor apartments have small private gardens, with steps down to a communal planted area. Windows are almost wall-to-wall, giving an abundance of natural light and maximising the views across the bay to Howth. Internal doors are solid cherrywood.

A typical two-bedroom apartment has a large open-plan sitting/dining area with oak flooring and tall windows facing the sea in most apartments. Off this is the kitchen, a compact working space with cream floor tiling. Units are maple-type with steel handles, granite worktops and chrome appliances with a steel cooker splashback.
