Included among the largest houses is the furnished showhouse, which comes with seven LCD or plasma screens, Neff appliances and a fully-landscaped garden.
Developers William Phelan & Son are a local family firm of builders who take pride in quality workmanship.
Ceilings at Ardilea are high and ground and first floors are concrete, with zoned underfloor heating.
Timber windows are included and front drives are cobblelocked.
The houses come wired for surround sound, CCTV and a network system.
Prices start at €285,000 for a two-bedroom apartment of 67sq m (717sq ft). This is in a three-storey block of 24 units.

Also for sale are two 270sq m (2,906sq ft) six-bedroom detached houses, one with a double garage, priced at €770,000 and €870,000.
The showhouse costs €755,000 and is fitted out to an exceptional standard, with LCD or plasma screens in five of the six bedrooms and in the two sittingrooms. Italian marble floors are also part of the sale.

Early buyers have begun to move in at Ardilea and completions for this phase are scheduled for spring 2007.
'The showhouse is ready to move into right away. Viewing is by appointment with ERA Donohue.
