Co Leitrim/from €219,000: A new marina development with tax incentives has just launched through Sherry FitzGerald Farrell (Carrick-on-Shannon) in Co Leitrim with prices starting from €219,000.

Shannon Cove is located at Dromod, Co Leitrim and overlooks Lough Bofin on the Shannon. The development consists of 33 four and five-bedroom detached homes, and 32 two and three-bedroom apartments. Over half of the homes have already been sold.

This development falls within the Rural Renewal Tax Incentive scheme which allows tax relief against total rental income over a 10-year period. In addition, Section 23-type tax relief is also available against the cost of a marina berth when bought and used in conjunction with a residential purchase at Shannon Cove.

The village of Dromod is beside the N4 (Dublin-Sligo road) and is mid-way between the towns of Longford and Carrick-on-Shannon. There are a number of amenities under development nearby, such as a Nick Faldo-designed 18-hole golf course just outside Mohill, Co Leitrim at Lough Rynn and a new leisure centre in Carrick-on-Shannon.

The four and five-bedroom detached house range in size from 159-189 sq m (1,715-2,039 sq ft) and cost from €299,000 to €340,000. The two and three-bedroom apartments range in size from 87.7-120 sq m (944-1,291 sq ft) and cost from €219,000 to €285,000.

All homes come with fitted kitchens, tiling and fireplaces. Optional conservatories come with some house types and all the detached houses have decent-sized gardens.
