Long Meadow is a new apartment development in Islandbridge, Dublin 8, an area that has been undergoing a gradual transformation in recent years.

Located on Conyngham Road, the first 36 units of 96 one, two and three-bedroom apartments and penthouses are being released today through Hooke & MacDonald with prices starting at £139,950 (€177,699) for one-bedroom apartments.

There have been a number of apartment schemes built in Islandbridge in recent years, including The Salmon Pool, developed by Mantwood Investments and Capel Development's River Park scheme, also on Conyngham Road. This one is being developed by Danninger Ltd, a division of Zoe Developments, and was designed by O'Mahony Pike architects. It comprises two blocks, one overlooking the River Liffey and the other facing the Phoenix Park.

A central paved courtyard area will be enhanced by potted plants and greenery.

One-bed units range in size from 450 sq ft to 500 sq ft and in price from £139,950 to £159,950 (€177,699E 203,094); two-beds are 700 sq ft to 800 sq ft and £155,000 to £180,000 (€196,810-€228,550); three-beds are 850 sq ft to 900 sq ft, £179,950 to £200,000 (€228,489-€253,950). Twobed penthouses are 850 sq ft and cost £225,000 (€285,690).

The eight-storey waterfront block will comprise a total of 73 apartments - 50 two-bedroom units and 23 four-bed homes. Most of the waterfront apartments will have substantial balconies and are more expensive than the units in the other block. The second five-storey building contains 23 apartments - seven two-bed units, 12 three-bed and four one-bed units.

In the riverfront building, apartments are accessed from internal corridors. The two-bedroom 800 sq ft show unit has a spacious livingroom with large floor-to-ceiling black aluminium windows and a patio door leading out to a spacious and solid balcony with timber decking.

A small galley kitchen off the livingroom has Shakerstyle wall and floor presses. The main bedroom has an en suite white-tiled bathroom.

Extra storage space is provided with a large cubby-hole off the hall and a hot-press. The 450 sq ft one-bedroom show apartment is of a similar format but with a smaller living area and a side door to the balcony, which can also be accessed from the double bedroom.

In the other block, apartments have their own-door entrance off a timber-decked sheltered walkway . In the two-bedroom show apartment, the livingroom looks on to the Phoenix Park and the galley kitchen is made brighter by a window with views of the courtyard.

This block will also have the advantage of a communal roof garden. The three-bedroom apartments have a large sittingroom but no en suite bedrooms.

Standard features of all apartments include double glazed windows, fitted wardrobes and Gold Shield electric low cost heating. Parking spaces cost £8,000 (€10,157). Islandbridge is close to Dublin city centre, Heuston Station and the proposed route of the Luas line.
