Supply may not have kept up with demand for new developments in Kildare but building activity has at least resumed.

“House prices in North Kildare are probably at a point where they are economically attractive for builders once more.

"As a result, we've seen reasonable movement on the new homes side over the past two years," says Philip Byrne of REA Coonan, which has offices in Maynooth and Celbridge.

Last year it sold Chelmsford Manor in Celbridge, its 57 houses selling out in less than 12 months, with four-bed semi-detached houses averaging €420,000. The agency is currently handling the final phase of Newtown Hall in Maynooth, a mix of three-bedroom terrace and four-bedroom detached houses priced from €288,0000 to €360,000, as well as Boycetown Court in Kilcock, a 38-house scheme of "A" energy rated, four-bedroom homes for sale at €370,000.

Alternatively, Piper's Hill is a new Ballymore development of three-, four- and five-bedroom houses in Naas priced from €335,000 to €625,000, for sale through joint agents Savills and CME Auctioneers.

The second phase of development at Limetree Hall in Maynooth sees four-bedroom semi detached houses for sale from €389,750, rising to €550,000 for a five-bedroom detached property. A small, low density development of 38 houses, it features several green spaces, with two acres of the six acre site to be used as parkland, according to joint selling agent Paul Doyle of JP&M Doyle. A number of extras come with these houses, including ground floor wood flooring and tiling and fully fitted kitchens.
