Dublin 14/€1.27m: For the first time in about a decade one of the older, detached houses along Goatstown Road has come on the market. "Knapton", at number 78 Goatstown Road, Dublin 14 was built in 1949 and is one of a group of about a dozen such houses.

A redbrick set well back from the road, it has lush gardens to the front and rear. Inside, over a 209 sq m (2,249 sq ft) floor area, there are five bedrooms and three reception rooms. It is for sale through Sherry FitzGerald which is guiding €1.27m in advance of its auction on July 7th.

Extended to the rear over the years, "Knapton" has been cared for with attention to such details as the retention of original internal doors, covings, a dado rail and the typical-of-the-period solid staircasing.

The main reception rooms are large and gracious; the drawingroom has a window to the front and French door with windows to either side at the rear. In this room, too, there is a white marble fireplace with open, functioning hearth, dado rail and coving. The diningroom has walls of dusty pink, two windows overlooking the front gardens and original cornices.

The front, outer porch and hardwood, panelled main door are very much of Knapton's period. So is the hallway, with an arch halfway along and cloak hanging area just outside the guest toilet. The bright kitchen/breakfastroom has a range of units at wall and floor level and an open breakfast bar giving access to a family room. Both the kitchen and family rooms get a great deal of light from windows and glass doors which overlook the rear garden. In the family room there's a stove-like gas fire and corner niche fitted for a television. A window at the turn on the stairs brightens both the hallway and first floor landing.

The main bedroom is to the front of the house and has a wall of mirrored wardrobes. Bedrooms two and three, to the front and rear respectively, are similar in size and both have double windows. A fourth bedroom, to the rear, has a wash-hand basin, fitted wardrobe and sloped ceiling. The fifth and smallest bedroom is to the front and has fitted cupboard space.

There's an air of tranquility about the rear, lawned garden, where high hedging and old trees make for complete privacy. A Barna shed and enclosed side entrance are used for gardening tools and necessities and beds of plants and flowers include lavender and high, white daisies. The front garden also has mature trees, shrubs and flowers. The driveway leads to parking space for several cars.
