A detached Monkstown mews two-bed in a hideaway location is scheduled for auction through Lisney on March 15th. Aulden is a pretty, stone-faced house at the end of a lane off Brighton Avenue.
The guide of £400,000 (€508,000) is at the top end of the scale for a mews property in Monkstown, but at 1,436 sq ft, this is a roomy two-bedroom house. A smaller home in the same row of mews houses realised £395,000 (€501,650) last July.
Aulden, built by the present owner in 1992, is granite faced back and front, with old brick walls and detail around the windows.
Inside, the house is decorated on a "less is more" theme. The use of old pine, antique marble and Belfast brick creates an impression of a much older house. The maple floor in the hallway was rescued from a hotel in Southport, as were all the pine internal doors. Off the hall is a downstairs toilet, cloakroom and a storage cupboard.
The sittingroom, diningroom and kitchen open into each other in a circular arrangement, but are designed so that each room can be closed off when necessary. The sittingroom has a Victorian cast-iron fireplace with leaded brass grate.
Heavy brocade curtains frame an opening to the diningroom, which has white Italian marble floor tiles and a wall of glass overlooking the garden.
The dramatic vaulted cedarwood ceiling is fitted with spotlights and there is a raised brick and cedarwood fireplace with bookshelves either side. Hand-painted cream wood units in the kitchen are teamed with terracotta marble floor tiles. A Whirlpool oven and hob, extractor, fridge-freezer and dishwasher are part of the sale. Upstairs, the very spacious landing area, currently in use as a study, could easily be converted to a third bedroom if required. The main bedroom has a bank of wardrobes and windows looking out on neighbouring gardens. Bedroom two is a single room, also with wardrobes. The bathroom is large, with pretty white latticed shutters and an Alicante marble topped vanity unit.
The landscaped 18 ft by 24 ft back garden faces south and east. It is laid out in the style of an Italian terrace, with natural granite walls clad in ivy and raised flower beds in old brick and stone. A small garage attached to the side of the house is currently used as a storage room.
