Period four-bed in Dublin 4 returns to market for €2.75 million

A handsome end-of-terrace house on one of Dublin 4’s best roads, is back on the market with a price drop of €1 million. Number 16, a four-bed property set on the corner of Wellington Road and Elgin Road, came to market last May asking €3.75 million. Now it’s back on the market for €2.75 million through Hunters Estate Agents. That’s a price reduction of more than 25 per cent.

A number of years ago, after selling their family home on nearby Raglan Road to businessman Denis O’Brien for €7 million, former restaurateur and auctioneer, Peter Whyte moved with his family to live in France, and bought 16 Wellington Road and converted it from offices back into a home.

The property was completely renovated and features sash windows, some with shutters, matching marble fireplaces in its interconnecting reception rooms, ceiling roses and elaborate cornicing.

Set on an west-east axis, the front of the house gets the evening sun. The property is situated well back from the road – about 50 metres – on a thoroughfare that is blissfully quiet at weekends.

The layout at hall level features the interconnecting rooms to the right with a long, thin kitchen to the left, accessed via a set of steps. It has lots of natural light but won’t appeal to those who want to do all their living in the kitchen.

However, its location at hall level alongside the main receptions means this floor can be properly used and enjoyed, rather than the current trend of doing all the living at garden level. There is direct access to the east-facing patio to the rear of the house, via a set of steps. Since it first came to market a large fir tree that had been blocking light has been removed.

While the house has been completely renovated, its accommodation is at both ends with two very fine bedrooms on the first floor, each with an en-suite bathroom worthy of a five-star hotel and bigger than many a livingroom. Originally these were both bedrooms.

The property’s other two bedrooms are at garden level where there is also a sittingroom, separate kitchen and pantry, rooms that could become a self-contained flat.

While outwardly similar looking, each house on this road can be very different in terms of layout and condition. Last August, number 10, a house with a mews, came to market seeking €3.25 million and sold for €3.524 million.

Number 19, the home of the late public relations guru PJ Mara, came to market asking €2.75 million and sold for €2.6 million last June.

In 2016, number 75 sold for €3.45 million. It had been seeking €2.25 million.

There is off-street parking for up to four cars with access via electric gates on Elgin Road.
