Savills will be beating the location, location, location drum hard when it shows number 6 Albert Place East off Grand Canal Street in Dublin 2, a two-bedroom town house that’s new to the market asking €595,000.
The end of terrace house has some strong selling points that will most likely push the price upwards. It’s an entire house in a neighbourhood dominated by apartments; it’s in a relatively quiet cul-de-sac of similar houses that has the feel of a little city square; and while Savills is pitching it as a “fixer-upper” the work that needs to be done looks to be more decorative than structural.
The house has a floor area of 79 sq m (850 sq ft) and any extending would have to be upwards as there is very little open space to the rear - just a tiny yard.

The layout has two interconnecting receptions at ground level, both of them with cast iron fireplaces. A good sized kitchen has windows on two sides, and could be remodelled to free up space for dining.
Upstairs, the main bedroom runs across the front of the house and has a full range of built in wardrobes. The second bedroom is at the back of the house and both share a family bathroom. The house has pvc windows throughout.
Savills is pitching number 6 firmly at young corporate buyers and its brochure rattles off a a number of large international employers in the area, including Amarazon, BskyB and Jazz Pharmacueutical along with the usual high tech firms such as Google, Facebook and Linkedin. The same market was recently targeted for two adjoining three-bedroom homes in nearby Irishtown, Dublin 4 on sale through Lynam Auctioneers. The refurbished houses, carved from a premises that had once been a popular shop called Larry Skinners, have just gone sale agreed at around €640,000 each after just a month on the market.
Number 6 Albert Place East seems reasonable value in this context. A neighbouring two-bedroom house, number 8, was sold at the end of 2014 for €425,000. Meanwhile, last December, a three-bedroom corner house that had been lavishly refurbished, number 11 Albert Place East sold for €820,000.
