Across the road from neighbourhood shops and within walking distance of the of the N11, Kelland Homes has launched the first six of its sizeable four- and five- bed homes on Johnstown Road. Constructed on an infill site, the Carraig Bui scheme when completed will comprise just 20 houses and 28 apartments, the latter launching sometime next year.
For now the housebuilder is bringing the first six 2½-storey properties to market. These have yellow brick facades, granite sills and zinc cladding, a design by Davey and Smith Architects that is a partnership with Fenton and Associates Planners trading as Delphi Architecture and Planning.
The terraced houses are light-filled thanks to the use of large aluclad windows by Carlson that wash all rooms in natural light. They feel spacious too with ceiling heights of 2.7m, extra tall doors at hall level and the houses are set on wide plots measuring 6.4m across.
The homes have a good-shaped livingroom to the front that has been customised with built-in cabinetry by Manny O’Hara and her team at House & Garden Furnishings, who designed the showhouse.
The kitchens, by Fitzgerald Kitchens, have smart white units with Minerva countertops and include appliances that comprise a large larder fridge, a wine cooler and a larder freezer in the utility room, along with a washer and drier. Purchasers will have a selection of paint colours to choose from. The developer is also offering a choice of floor colours in this room, a bonus that isn’t usually offered.
The walls throughout are painted a soft smoky neutral, Oyster Bed by Colortrend, with three of the four bedrooms in the four-bed units located on the first floor. Measuring from 165sq m/1,776sq ft, prices for this house style, of which there are five, start from €745,000 through agent DNG.
The main bedroom is on the second floor and is a sizeable space with a walk-in wardrobe, en suite and room for a dressing area in the accommodation.
There is just one five-bed launching. Measuring 175sq m /1,883 sq ft, it is priced at €795,000.
