Rathfarnham Road is the thoroughfare that connects Rathfarnham village to Terenure village. Number 188 is situated on the Rathfarnham side of the Dodder river.
The owners bought the semi-detached house in 2001. Five years ago it was extended to create an L-shaped room to the rear that incorporates a breakfast room with doors out to a south-facing courtyard and a large kitchen/livingroom. The owners installed a smart Poggenpol kitchen with an island that includes an induction hob and pop-up extractor fan to keep the space looking as sleek as possible.

The room has walls of glazing on two sides – one has sliding doors out to the good-sized, east-facing garden.
On the other side, doors open out to the suntrap courtyard. There are windows at ceiling level to allow the sun in from both the east and the west.
Designed by the owners’ friend and neighbour, interior designer Jean Dougan, the room is big enough for a living space. The owners have installed a gas fire round which they’ve arranged a squishy sofa and a couple of armchairs. Both rooms have Marmoleum floors.
The house has two interconnecting reception rooms but the owners prefer to keep the interconnecting doors between them closed so that their children can use the room to the rear, traditionally a diningroom, as a playroom. A door from it leads out to the courtyard.
The sittingroom to the front has built-in bookcases in the alcoves. Both rooms have fine period fireplaces with tiled insets, original floorboards, simple coving and picture rails.
To make a good-sized family bathroom on the return the family annexed some space from the adjoining bedroom.
On the first floor there are two double bedrooms. The master bedroom is to the front and spans the width of the house. It has fine built-in wardrobes by Rathgar-based Gerard Ryland.
The owners have converted the attic into a dormer room that has quite a low ceiling height and plenty of under-the-eaves spaces.
The house has a C2 BER rating and measures 172sq m (1850sq ft). The property is asking €725,000 through agents DNG.
