The development of Dundrum, a suburb in south Dublin, started in the mid-1800s when the Bray to Harcourt Road railway line first opened. As this line crossed Dundrum – the station opened here in 1854 – lands to the rear of the station were purchased by local auctioneer William W Bentley who developed houses on Sydenham Road. The location, among the most prestigious in Dundrum, allowed for a healthier lifestyle than the city centre with the added attraction of a transport link.

Number 8 Sydenham Road is an attractive two storey over garden property which was up to recently a semi-detached property, until a further house was added to the terrace by previous owners who also constructed Garryhoe - a modern detached house in the side gardens.

It was on the market in 2009 for €1.95million, and then again in 2011 when it was purchased by the current owners for €625,000 - with a significantly reduced garden.

The property stretches to 253sq m over three floors. It was last renovated in 2005, when the then owners completely refurbished the house adding an extension to the property, which now has five bedrooms and four reception rooms.

Off the entrance hall is a drawing room and a study, originally the dining room. The extension at garden level now includes the dining room, which makes sense as it is adjacent to the kitchen. Also at hall level – and part of the extension – is a bedroom set behind a small library.

There are three fine bedrooms on the first floor. The master is en suite, and locatd beside the family bathroom, which features a sunken bath.

The rooms at garden level are bright thanks to the atrium and wall of glass overlooking the rear garden. In its current layout there is a family room, which opens into the dining room and kitchen, and off the hall is a fifth bedroom which is used as a television room.

The front entrance at garden level has been closed up but should new owners wish, it could easily be returned to its original use.

The rear garden, though nothing like its former self is laid out with composite decking, flagstones and a small lawn. There is off-street parking to the front.

The property is on the market through agent O’Mahony Auctioneers with an asking price of €1.15 million.
