Brookfield Mews is a development of four, 4 bedroom luxurious family homes in Blackrock, Co. Dublin. Designed by Edmondson Architects they are for sale through Knight Frank.

The latest residential offering from Oakmount, who also developed 55 Percy Place and One Percy Lane in Ballsbridge – both of which have sold out – is Brookfield Mews, off Carysfort Avenue in Blackrock.

As with Percy Place and Percy Lane, standards in the four-bedroom mews designed by Edmondson Architects, are high, with plush interiors by Bushell Interiors.

Exteriors are a mix of the original granite from the site, and brick – in numbers 2 and 3, which have cowl-framed windows adding interest to the facades. To the rear, intersecting mono-pitched roofs frame the white render, adding to the aspect from the rear garden.

Maintenance free, the gardens were designed by award-winning landscapers Thirty Three Trees, and are accessed through bi-folding doors from the open plan kitchen, living and dining area.

There is also a decked hardwood courtyard on the first floor – accessed from the landing and two of the bedrooms.

Spanish limestone runs through the hallway, with smoked oak herringbone parquet in the open-plan area and all bedrooms. The staircase is a particular feature with a mixture of stainless steel tubing and oak treads.

Calacatta marble, which has become a signature of Oakmount, is used throughout the bathrooms, kitchen and fire surround. Kitchens are by Allmilmo, with Siemens appliances and handle-less charcoal units.

Each of the four mews – which stretch to 196sq m – has a fully insulated car port, so new owners have the option to utilise this space as a further living space (subject to planning). This might make sense for a family with small children, who will want a separate area in addition to the large open-plan room to the rear.

Plenty of space

Bedrooms and bathrooms are impressive – with a huge amount of light flooding in through a mixture of floor-to-ceiling windows and overhead Velux.

Prices for Brookfield Mews, available through Knight Frank, range from €1.1m – for the two centre properties, this equates to €5,116 per sq m (including the carport) – to €1.15m, and €1.23m for the show house, which includes all furnishings.

Other new four-bedroom developments in the area, are Honeypark in Dún Laoghaire – where 204sq m four-bed units are asking €670,000 (€3,284 per sq m) and Roseland, also in Dún Laoghaire, at 205sq m for €715,000 (€3,488 per sq m) through Hooke and MacDonald.

Albany in Killiney is seeking €895,000 for 198sq m (€4,520 per sq m) through Kelly Walsh, Stillorgan Gate, through Sherry FitzGerald is seeking €795,000 for 193sq m (€4,119 per sq m) and Dalkey Manor at €875,000 for 190sq m through Hora Property Consultants (€4,605 per sq m).

While price per square metre at Brookfield Mews is higher than in other new builds of similar size in south Co Dublin, it will be left to house hunters to decide whether or not the devil really is in the detail.
