Castletroy is the largest suburb in Munster and, thanks to the University of Limerick and Plassey Technological Park, the fastest growing residential area in Ireland. Golf Links Road is one of Limerick's more exclusive roads, along with North Circular Road, and it's not often that houses here come up for sale.
The current owners, who have called Kilbane home for the last 30 years, are downsizing due to an empty nest and have placed the house on the market through estate agent Sherry FitzGerald with an asking price of €795,000.
There are telltale signs that Kilbane House has origins that precede its 1930's build. A coach house situated to the rear indicates that the original house predated modern transport and cut granite steps to the front of the property are further evidence that a grand old pile once stood here.

A dual cut-granite entrance, with a sweeping gravelled driveway, sits directly opposite the gates of Castletroy Golf Club so, if they are inclined, new owners can wheel their clubs across the road and tee off on the parkland course.
Arts and crafts features
The interior is a late Edwardian design with many arts and crafts features including a dramatic wooden-panelled front hall with intricate joinery on the ceiling, door architraves and the staircase.
This style banished the pomp and protocol of the Victorian era resulting in light-filled homes with a more relaxed tone and this is evident throughout Kilbane House. Both the drawingroom and the livingroom are awash with light thanks to large bay windows and high ceilings, and both have access to a wisteria covered pergola through French doors.
The kitchen is a little dated but it is attached to a lovely, light-filled breakfast room. A pantry and an old boot room, which is now used as a utility room, sit adjacent.
Upstairs, off a wide landing, are five bright bedrooms all with scenic views. The master bedroom is en suite.
A further flight of stairs leads to an attic room which runs the entire width of the house and has scope to become a teenagers den or large playroom.
The private gardens standing on 0.85 of an acre are what will appeal to many buyers and they have been meticulously maintained by the current owners with the exception of the walled kitchen garden.
Filled with apple trees, fruit bushes and herbs, it has become a little overgrown but it has the potential to keep a green-fingered chef busy.
Kilbane House would make a fine family home. Standing at 316sq m (3,401sq ft), it’s a bright, roomy property with mature gardens, a separate coach house and potting sheds.
