A four-bed apartment is such an unusual find in central Dublin it’s not surprising to learn that this new-to-the-market 162sq m (1,750sq ft) apartment on Lower Baggot Street started out as a pair of two-bed apartments that have now been knocked together.

Number 18 Lower Baggot Street was a boom-time development that saw the former townhouse hotel developed into 25 apartments. Three are in the original period house with that distinctive fanlight-topped front door; the rest are in a low-rise modern block built to the rear and separated from the main house by a courtyard. Car parking is underground and residents can access all apartments through the original door on Lower Baggot Street or the newer entrance on Fitzwilliam Lane.

The apartment now for sale is in the modern block, on the first floor. It has a very large livingroom with a small kitchen in the corner, and four double bedrooms, two with en suites. There is also a family bathroom and while there is no utility room, a washer dryer is plumbed into a cupboard off the hall.

Its previous configuration as two separate units is immediately obvious. It still has both its entrance doors beside each other – one with number 17 on it, the other number 18 – although which one is supposed to be used as the apartment’s “front door” isn’t clear.

Balconies

The large livingroom opens out via two doors on to two side-by-side balconies – ideally this would be one large balcony accessed by a single glass door in the living room. And while this is undeniably a large apartment there probably is no need for the second huge water tank still in situ, which if removed from its cupboard could make a useful storage space.

The balconies look out on the inner courtyard and there is a lift.

The apartment has had a makeover and is being presented in pristine condition, from the oak parquet flooring in the living room to the glossy kitchen units. It has been styled for showing – which means many shades of grey everywhere and smart new furniture. The fourth bedroom has been fitted out as a study which makes sense given that there is just one livingroom.

The last time this apartment changed hands was in 2015 when it appeared on the Property Price Register as two units – number 17 selling for €495,000, and number 18 selling for the same amount. Now as number 17/18 it is for sale through Sherry FitzGerald for €1.495 million. The annual service charge is about €7,000, not including car parking (two spaces come with this apartment at an additional annual charge of €900).
