A climb up Constitution Hill, past the Dublin Bus garage at Broadstone gives a real sense of Phibsborough’s lofty situation, and in a few weeks time new Luas trams will add colour and convenience as they snake through the streetscape.

The steep climb leads past brick terraced homes, Georgian to the left and Victorian to the right where a terrace of eight properties are set back about three metres from the road on a raised footpath.

Number 238 Phibsborough Road is one of these, a mid-terrace two-bed that was bought by its owner in 2004. The house has two interconnecting reception rooms that feel bright thanks to the large windows with plantation shutters for privacy and lofty 3m-high ceiling heights. The front room is a sitting-room, the back room – a dining or breakfast room – can be sectioned off by closing double glass doors.

On the return to the rear is a galley-style kitchen with a small breakfast bar, floor-to-ceiling units, wood countertops and grey tiled floor. The bathroom is to the rear, with a small corridor between housing a utility press for the washing machine and wall-mounted rails to dry clothes. It’s a simple but effective way to keep laundry out of sight.

The bathroom is impressively big and nicely finished in limestone effect tiles. It has a full-size bath with shower and natural light.

There is a small yard with a shed to the rear and pedestrian access to a lane.

Upstairs there are two double bedrooms. A lane nearby leads to Royal Canal Bank Park and on to the Basin at Blessington Street. You can be in O’Connell Street in about seven minutes. The D2 BER rated house measures 95sq m (1,023sq ft), and is seeking €449,000 through agent DNG. Luas stop: Broadstone DIT.
