The Burnaby in Greystones is not the sort of place one usually associates with ultra-modern design and cutting edge technology but that is what is on offer at number 6 South Place.

This is a chic, uber cool property, far removed in style from almost every other property in the locale but sitting nonetheless very comfortably alongside.

“We set out to achieve a contemporary, well-designed and economically designed house that was future-proofed,” says the vendor, adding: “And we spent an awful lot of time on the design.”

It shows. The house has presence and solidity but exudes also a lightness, inside and out. It is substantial in size – 316 sq m (3,400 sq feet).

The architect is Colum Ó Broin, a Burnaby resident and award-winning practitioner who took inspiration from the work of Frank Lloyd Wright, with a nod also to the art deco era and the earlier arts and crafts movement that influenced much of the Burnaby.

The house is one of a pair and while next door is fully finished and occupied (and open for comparative viewing, by appointment), number 6 awaits full fitting out – thereby providing an opportunity for an interiors conscious buyer to instil their own style of choice.

The elegance of next door owes much to the influence of Wicklow-based interior designer Eily Roe and she is available to advise any buyer of number 6 on kitchen and bathroom fittings, floor covering, lighting et al – all as part of the sale price (including fittings of choice from a selection on offer).

Floating roofs

Number 6 is slightly larger than next door. Both properties have matching floating roofs, a Lloyd Wright signature, that allow light flood the interior. The exterior is a mix of red brick and stucco and number 6 has four large front-facing bays.

The front door opens onto a wide corridor that runs almost the length of the house (next door, it works well as a gallery). A huge main reception room immediately to the right takes full advantage of four bay windows and its 18-foot high ceiling.

This room is the epicentre of the house – the living, relaxing and entertaining area. All services needed for the installation of the buyer’s kitchen are there, along with access to a very large rear patio.

The corridor/gallery leads past a guest cloakroom and toilet, library room (or fifth bedroom if preferred) and down a few beechwood stairs to a substantial master bedroom with en suite and his and hers dressing rooms.

This room has French window access to another large and secluded patio area while a family room at the rear also opens onto a substantial rear garden.

Upstairs are three further double bedrooms, also with substantial en suites and, for the two at the rear, balcony access and sea views.

The house is high-tech and low energy with a BER rating of A3. Under floor heating and triple glazing throughout means “you can heat it with a candle”, according to the vendor. Velux windows are operated electrically and the walls conceal an integrated vacuum system.

South Place is a secluded Burnaby cul-de-sac in a mature setting. But number 6 is absolutely 21st century.
