The 1960s-built A-frame detached bungalows that line Avondale Road in Killiney make fine family homes. The houses have a large footprint and a tall gable that allows you to go up into the attic instead of going out, a more-cost effective form of home extension. Several of the neighbours of number 104 have already been renovated in this way.

Number 104 is a three-bedroom house in need of grading, with an BER rating of F. Situated at the Killiney Shopping Centre end of the road, the house opens into a hall with the living room set to the front. There is a formal dining room, off the sitting room, in what was originally the garage and to its rear is a utility and  guest w.c.

The kitchen is very much of its time. A decent size, its units date back to the 1980s but the room’s only window looks out the side rather than overlooking the garden, a lovely green space that is about 14metres wide by 17 metres long.

You could reconfigure the house but the current layout sees the two double bedrooms set to the rear. Both overlook the garden but have no direct access. The third bedroom is a large single and is adjacent to the family bathroom.

The back door opens out to a low greenhouse-like conservatory which measures 136 sq m/1464sq ft.

The property is asking €645,000 through agents SherryFitzGerald.

There is great scope here for a growing family to do a two-stage renovation, upgrading the insulation levels and windows now and investing in a a second stage that sees you going go up into the attic in a few years as numbers within the household increase.

Several houses have sold on the road in recent years. According to the property price register, number 23, a different kind of bungalow, sold last January for €690,000; 68a, a new build property, sold in April of this year for €675,000. Last year number 75, a similar style of house to 104, that had extended into the attic, sold in February for €650,000 while number 26, another similar style of house, five-bedroom that measured 192sq m/2067sq ft, sold for €765,000.
